Sellers don't panic because the house isn't selling. They panic because they're not hearing from you. A weekly update — even a boring one — is worth more than a great one every third week.
The shape
- Activity: three numbers. Showings, second showings, offers.
- Feedback: two representative comments, verbatim.
- Market: one sentence on what changed.
- Recommendation: one specific action, with a trigger.
Under 200 words. Every Friday.
Why it works
Sellers are trying to answer one question: "should I be worried?" A short, honest email answers it either way. Silence lets them answer it with the worst-case story they invent on Saturday morning.
The recommendation is the whole point
An update without a recommendation is a report. A report doesn't move a listing. Your recommendation might be "hold." That's a recommendation. "Wait and see" isn't.
