Landlord typically requires that gross monthly income equal or exceed 2.5 to 3.0 times the monthly rent. Applicant confirms that combined household income meets or exceeds this threshold or will provide additional documentation such as co-signer or increased deposit if requested.

5. Rental Screening Fee

Pursuant to 25 Del. C. § 5514(d), a landlord may charge an application fee not to exceed the greater of 10 percent of the monthly rent or $50.00 to determine a tenant's credit worthiness.

10. Screening Criteria and Selection Standards

Landlord applies the following objective, uniformly applied criteria to all applicants:

1. Income: Gross monthly household income of at least 2.5 times the monthly rent (3.0 times preferred). Proof required (pay stubs, tax returns, bank statements, award letters, or employment verification).
