By the end of the period, Buyer shall deliver written notice of: (a) termination; (b) repair request; or (c) waiver of objections. Failure to deliver timely notice constitutes acceptance in "as-is" condition subject to Seller's disclosures and representations.

10. Property Disclosure Statement

Pursuant to La. R.S. 9:3198, Seller shall deliver to Buyer a completed Property Disclosure Statement (the "PDS") within [[PDS Delivery Deadline, e.g., 5 business days]] after the Effective Date or prior to signing this Agreement, whichever is earlier. The PDS discloses known material defects in the Property's structure, systems, and appliances.

11. Title Commitment and Examination

Within [[Title Commitment Deadline, e.g., 15 days]] after Effective Date, [[Party Ordering Title, typically Seller]] shall order a title commitment for an owner's title insurance policy in the amount of the Purchase Price from [[Title Company / Escrow Agent Name]].
