Rhode Island Property Disclosure Statement
Rhode Island requires sellers of improved residential real estate (one to four dwelling units) to provide a written disclosure of all known deficient conditions prior to the signing of any agreement to transfer the property, pursuant to R.I. Gen. Laws § 5-20.8-1 et seq. (Real Estate Sales Disclosure Act). The disclosure must be made on a form approved or substantially complying with requirements of the Rhode Island Real Estate Commission. Non-disclosure of known material deficient conditions may give the buyer the right to terminate the agreement and recover the deposit, and may expose the seller to civil liability.
This document is the Seller's Property Disclosure Statement. It is not a warranty. The seller discloses only conditions of which the seller has actual knowledge. The buyer is strongly advised to conduct independent inspections and investigations., -
Instructions to Seller
1. Complete this disclosure to the best of your knowledge. Answer "Yes," "No," or "Unknown" for each item. "Unknown" means you have no actual knowledge.
2. If a condition is marked "Yes," provide details in the explanation section for that category or in the Additional Comments.
3. Disclose all known material defects even if not listed on this form. The duty is to disclose known deficient conditions.
4. Update this disclosure if you become aware of new information before closing.
5. Provide a copy to the buyer and to any agent involved before or with the purchase agreement.
6. Certain transactions are exempt (e.g., foreclosure, estate sales by fiduciary in some cases, commercial property). See R.I. Gen. Laws § 5-20.8-3 for exemptions., -

Alabama property disclosure statement: caveat-emptor framing, known-latent-defect/fraud exceptions, lead-paint disclosure, voluntary item checklist, signatures.
What good looks like.
What it must include
- 01Alabama's caveat-emptor backdrop - Alabama does NOT mandate a standard residential seller property-disclosure form for most sales (buyer-beware), with key exceptions: seller must disclose known latent defects affecting health/safety, must answer truthfully if asked, and cannot conceal/misrepresent
- 02the federal lead-based-paint disclosure for pre-1978
- 03common voluntary disclosure items (roof, systems, water/septic, flooding, structural, environmental)
- 04statement that buyer should inspect
- 05HOA/assessment items
- 06signatures and date
Signals of expertise
- ★Knows Alabama follows caveat emptor (no mandatory TDS like California) and frames the duty around known latent material defects, fraud/concealment, and the federal lead-paint requirement
- ★recommends inspection and a voluntary disclosure for liability protection
Common mistakes
- ×Asserting Alabama requires a mandatory disclosure form (it largely doesn't)
- ×omitting the latent-defect/fraud exceptions or lead-paint
- ×importing California-style mandates
