Vermont Seller's Property Information Report (SPIR)
Vermont does not mandate a single statewide statutory seller property condition disclosure form for most residential sales in the manner of California or Illinois. Sellers and real estate licensees nonetheless have clear duties: licensees must "fully disclose to a buyer all material facts within the licensee's knowledge concerning the property being sold" (26 V.S.A. § 2296). Sellers are prohibited from making material misrepresentations or intentionally concealing known defects that affect value, safety, or habitability.
