What Is the RTDRS?
The Residential Tenancy Dispute Resolution Service (RTDRS) is an administrative tribunal established under the *Residential Tenancies Act* (Alberta) that provides a faster, lower-cost alternative to Provincial Court for resolving landlord-tenant disputes. RTDRS dispute resolution officers (DROs) have authority to issue Orders of Possession, rent arrears orders, damage awards, and orders related to security deposits.

When Can You Apply to the RTDRS?
File your RTDRS application on the first business day after the Termination Date if the tenant has not:
- Paid all rent arrears in full (Form A); or
- Remedied the breach as described in the Notice (Form B); or
- Vacated the Premises (Forms C, D, or E).
For urgent / safety situations (Form D), contact the RTDRS as soon as the Notice is served to discuss whether an expedited hearing is available.

After the RTDRS Issues an Order of Possession
If the RTDRS issues an Order of Possession:
1. The Order specifies a date by which the tenant must vacate.
2. If the tenant still does not vacate after the Order date, the Landlord must apply for a Writ of Possession.
3. The Writ of Possession is enforced by a licensed civil enforcement agency (bailiff) under the *Civil Enforcement Act*, RSA 2000, c C-15. The bailiff carries out the physical removal of the tenant and their belongings.
4. The Landlord may not personally force the tenant out, even after an Order of Possession. Physical removal without a bailiff is unlawful.
> Tip: Retain all documents, notices, rent records, and correspondence for at least 2 years after the tenancy ends, in case of security deposit disputes, RTDRS appeals, or Civil Court proceedings.
