1. Master Lease Reference Sublessor is the tenant under that certain Residential Lease Agreement dated [[Master Lease Date]] (the "Master Lease") between Sublessor and [[Landlord Name]] ("Landlord") for the premises located at [[Property Address]] (the "Premises").
A true and complete copy of the Master Lease (including all amendments and addenda) is attached as Exhibit A and incorporated by reference.
2. Consent of Landlord Landlord consent to this Sublease [[Is / Is Not]] required under the terms of the Master Lease.
If required, Sublessor has obtained (or will obtain prior to Sublease commencement) the written consent of Landlord in the form attached as Exhibit B or other form acceptable to Landlord.
Sublessor shall deliver a copy of Landlord's written consent to Subtenant before Subtenant takes possession.
Even if not legally required, Sublessor recommends providing written notice to Landlord.
3. Premises Sublessor subleases to Subtenant the Premises described in the Master Lease, together with any furnishings, parking, storage, and appliances listed in Exhibit C (if any).
The Premises shall be used solely as a private residence by Subtenant and the permitted occupants listed in Section 5.
4. Term The term of this Sublease begins on [[Sublease Start Date]] and ends on [[Sublease End Date]], unless sooner terminated in accordance with the Master Lease or this Sublease.
The Sublease term shall not extend beyond the expiration or earlier termination of the Master Lease.

No additional occupants without prior written consent of Sublessor and, if required, Landlord.

Sublessor remains responsible for payment of all rent due under the Master Lease to Landlord. Subtenant's rent payments to Sublessor do not relieve Sublessor of liability to Landlord.

7. Security Deposit Subtenant shall pay a security deposit of [[Subtenant Deposit Amount]] upon execution of this Sublease.
Pursuant to California Civil Code § 1950.5, the deposit shall not exceed two months' rent for unfurnished premises or three months' rent for furnished premises (limits apply to the amount Sublessor may collect from Subtenant).
The deposit secures Subtenant's performance under this Sublease and the Master Lease. Sublessor shall return the deposit (less lawful deductions) within 21 days after Subtenant vacates, with itemized statement as required by law.
Sublessor's security deposit obligations to Landlord under the Master Lease remain in full force; the Subtenant deposit is separate.
8. Incorporation of Master Lease Subtenant agrees to be bound by all terms and conditions of the Master Lease as if Subtenant were the original tenant thereunder, except as expressly modified by this Sublease.
Subtenant shall comply with all rules, regulations, and obligations regarding use, maintenance, repairs, guests, pets, noise, and conduct.
Sublessor shall provide Subtenant with a copy of all current rules and HOA documents (if applicable).
9. Sublessor's Continuing Liability Sublessor remains fully liable to Landlord for all obligations under the Master Lease, including payment of rent, performance of covenants, and any damages caused by Subtenant.
Landlord may pursue Sublessor directly for any breach by Subtenant. Sublessor retains all rights of recovery against Subtenant.
10. Subtenant's Rights and Landlord's Obligations Subtenant is entitled to the same habitability rights and protections as the original tenant under the Master Lease and California Civil Code § 1941 et seq. (implied warranty of habitability).
Landlord remains responsible for maintaining the Premises in habitable condition as required by the Master Lease and law.
11. Rent Caps and Tenant Protections (AB 1482) If the Master Lease or Premises is subject to AB 1482 (Tenant Protection Act of 2019), any applicable rent caps and just-cause eviction protections shall apply to Subtenant to the same extent they apply to Sublessor. Sublessor shall not charge Subtenant rent in excess of any lawful limit.

12. Assignment and Further Subletting Subtenant shall not assign this Sublease or further sublet the Premises without the prior written consent of Sublessor and Landlord (if required under the Master Lease).
13. Default; Termination If Subtenant breaches any term of this Sublease or the incorporated Master Lease, Sublessor may exercise all rights and remedies available under the Master Lease and California law, including service of appropriate notices and recovery of possession.
Sublessor may terminate this Sublease upon termination or expiration of the Master Lease.
14. Surrender At the end of the Sublease term, Subtenant shall surrender the Premises in the condition required by the Master Lease, reasonable wear and tear excepted, and return all keys, access devices, and garage openers.
Subtenant shall provide a forwarding address for deposit accounting.
15. Insurance Subtenant is strongly encouraged (and may be required by Master Lease) to obtain renter's insurance with liability coverage of at least [[Renter Insurance Minimum]].
Sublessor's insurance does not cover Subtenant's personal property.
16. Indemnification Subtenant shall indemnify and hold Sublessor harmless from any claims, damages, or liabilities arising from Subtenant's use of the Premises or breach of this Sublease or Master Lease, to the extent caused by Subtenant, occupants, or guests.
17. Notices Notices to Subtenant may be delivered to the Premises. Notices to Sublessor shall be sent to [[Sublessor Notice Address]].
Sublessor shall promptly forward to Landlord any notices received from Subtenant that require Landlord action.
18. Governing Law This Sublease shall be governed by the laws of the State of California.
19. Severability; Entire Agreement If any provision is invalid, the remainder shall continue in force. This Sublease, together with the attached Master Lease and any addenda, constitutes the entire agreement between Sublessor and Subtenant.

22. Utilities and Services Subtenant shall be responsible for payment of utilities and services as follows: [[Subtenant Utility Responsibilities]]

26. Waiver of Jury Trial To the extent permitted by law, the parties waive any right to jury trial in disputes arising under this Sublease.
27. Counterparts and Electronic Execution This Sublease may be signed in counterparts and by electronic means, each of which shall be deemed an original.
