1. Master Lease Reference

Sublessor is the tenant under that certain Residential Lease Agreement dated [[Master Lease Date]] (the "Master Lease") between Sublessor and [[Landlord Name]] ("Landlord") for the premises located at [[Property Address]] (the "Premises").

A true and complete copy of the Master Lease (including all amendments and addenda) is attached as Exhibit A and incorporated by reference.

2. Consent of Landlord

Landlord consent to this Sublease [[Is / Is Not]] required under the terms of the Master Lease.

Florida has no statute that expressly governs subleasing. Subletting requires the written consent of the original landlord unless the Master Lease expressly permits subletting without consent. Sublessor has obtained (or will obtain prior to Sublease commencement) the written consent of Landlord in the form attached as Exhibit B or other form acceptable to Landlord.

Sublessor shall deliver a copy of Landlord's written consent to Subtenant before Subtenant takes possession.

Even if not legally required by the Master Lease, Sublessor recommends providing written notice to Landlord of the subletting.

3. Premises

Sublessor subleases to Subtenant the Premises described in the Master Lease, together with any furnishings, parking, storage, and appliances listed in Exhibit C (if any).

The Premises shall be used solely as a private residence by Subtenant and the permitted occupants listed in Section 5.

4. Term

The term of this Sublease begins on [[Sublease Start Date]] and ends on [[Sublease End Date]], unless sooner terminated in accordance with this Sublease or the Master Lease.

The Sublease term shall not extend beyond the expiration or earlier termination of the Master Lease. If the Master Lease terminates for any reason, this Sublease shall automatically terminate on the same date, without liability to Sublessor except for any accrued obligations.

5. Occupants

The Premises shall be occupied only by Subtenant and:

No other persons may reside at the Premises without prior written consent of Sublessor and, if required, Landlord.

6. Rent

Subtenant shall pay to Sublessor monthly rent of [[Sublease Monthly Rent Amount]], due on the [[Rent Due Day]] of each month.

Sublessor shall remain responsible to Landlord for all rent and other sums due under the Master Lease. Subtenant's payments to Sublessor do not relieve Sublessor of liability to Landlord.

Rent under this Sublease is independent of any rent amount in the Master Lease; Sublessor may charge Subtenant more or less than the Master Lease rent.

7. Security Deposit

Upon execution, Subtenant shall pay a security deposit of [[Sublease Security Deposit Amount]] to Sublessor.

Sublessor shall hold and account for the deposit in accordance with the Master Lease and Florida Statute §83.49 (15-day / 30-day rules). Sublessor remains fully responsible to Landlord for the original security deposit under the Master Lease.

The deposit under this Sublease secures Subtenant's performance to Sublessor. Any balance after lawful deductions will be returned per the timelines in the Master Lease or §83.49, as applicable.

8. Utilities and Services

Subtenant shall pay for [[Subtenant-Paid Utilities]]; Sublessor shall pay for [[Sublessor-Paid Utilities under Master Lease]] or as otherwise agreed.

Subtenant shall place utilities in Subtenant's name where required by the utility provider or Master Lease.

9. Use of Premises; Compliance with Master Lease

Subtenant shall use the Premises only as a private residence and shall comply with all terms, covenants, conditions, rules, and regulations of the Master Lease as if Subtenant were the tenant named therein, except as expressly modified by this Sublease.

The terms of the Master Lease are incorporated herein by reference and shall govern the relationship between Sublessor and Subtenant to the extent not inconsistent with this Sublease.

10. Maintenance and Repairs

Subtenant shall maintain the Premises in the condition required by the Master Lease and shall promptly notify Sublessor of any needed repairs or conditions requiring Landlord's attention.

Sublessor shall perform its obligations to Landlord under the Master Lease. Subtenant shall not perform alterations without written consent of Sublessor and Landlord where required.

11. Assignment and Further Subletting

Subtenant shall not assign this Sublease or further sublet the Premises or any part thereof without the prior written consent of Sublessor and Landlord (if required under the Master Lease).

12. Sublessor's Continuing Liability to Landlord

Sublessor remains fully and primarily liable to Landlord for all obligations under the Master Lease, including but not limited to payment of rent, performance of covenants, and any damages or defaults caused by Subtenant or Subtenant's guests.

Nothing in this Sublease releases Sublessor from liability to Landlord. Landlord may pursue Sublessor, Subtenant, or both for any breach.

13. Subtenant's Liability to Sublessor

Subtenant is liable to Sublessor for all rent, damages, costs, and expenses arising from Subtenant's breach of this Sublease or the incorporated Master Lease terms, including reasonable attorneys' fees where permitted.

14. Default and Remedies

If Subtenant fails to pay rent when due or breaches any term of this Sublease or the Master Lease and fails to cure within any applicable notice period, Sublessor may pursue all remedies available under the Master Lease, Florida law, and this Sublease, including termination and recovery of possession, unpaid amounts, and damages.

Sublessor shall provide any notices required by the Master Lease or Florida law before exercising remedies.

15. Surrender

At the end of the Sublease term, Subtenant shall surrender the Premises in the condition required by the Master Lease (ordinary wear and tear excepted), remove all personal property, return all keys and access devices, and leave the Premises clean and free of debris.

16. Notices

Notices under this Sublease shall be given in the manner and to the addresses specified in the Master Lease, or to such other addresses as the parties designate in writing. Notices to Landlord shall be given as required by the Master Lease.

17. Insurance

Subtenant shall maintain renter's insurance as required by the Master Lease and shall name Sublessor and Landlord as additional insureds or interested parties where required.

18. Indemnification

Subtenant shall indemnify, defend, and hold harmless Sublessor and Landlord from and against any claims, damages, losses, or expenses arising from Subtenant's use of the Premises or breach of this Sublease or the Master Lease.

19. Governing Law

This Sublease shall be governed by the laws of the State of Florida. Venue shall lie in the county where the Premises is located.

20. Severability; Entire Agreement

If any provision of this Sublease is held invalid, the remainder shall continue in full force. This Sublease, together with the Master Lease and exhibits, constitutes the entire agreement between Sublessor and Subtenant concerning the Premises and supersedes prior negotiations.
