Kentucky Eviction Notice

This document provides complete, jurisdiction-specific Kentucky eviction notice templates. Enter tenant names, property details, amounts owed or breach description, and notice date to generate the correct statutory notice with cure periods, itemized demands, termination language, proof of service, and delivery certification.

Kentucky law (KRS 383.660) governs termination for noncompliance with the rental agreement and nonpayment of rent. This notice is a prerequisite to filing an action for possession (forcible detainer) in district court. It does not itself remove the tenant. Self-help evictions (lock changes, utility shutoffs, removal of property) are prohibited and expose the landlord to liability.

Important Reminders for Kentucky Landlords

  • Calculate deadlines from the date of receipt (or posting). Do not count the day of service in most cases; consult local rules.
  • For non-payment, itemize the exact rent due. Late fees may or may not be included depending on lease and local practice, state only recoverable amounts.
  • If tenant cures a curable breach, do not proceed with eviction for that breach.
  • Repeat violations within 6 months allow the shorter unconditional path.
  • Always verify current text of KRS 383.660 and any local ordinances or court standing orders before serving.
  • After notice expires, file the forcible detainer complaint promptly in the appropriate district court.
  • This template is for residential tenancies subject to KRS Chapter 383. Commercial or other tenancies may have different rules., -
