Kentucky Notice to Vacate
A complete, jurisdiction-aware notice to vacate for use in Kentucky residential tenancies. This template supports termination of week-to-week and month-to-month periodic tenancies, notices for nonpayment of rent, notices for material lease violations (curable and repeat), and tenant-initiated termination notices. All periods and procedures follow Kentucky statutes, with special notes for jurisdictions that have adopted the Uniform Residential Landlord and Tenant Act (URLTA).
Kentucky law requires written notice before a landlord may terminate a tenancy or commence a forcible detainer action for possession. For nonpayment of rent, KRS 383.660(2) requires seven (7) days written notice to pay the amount due or quit. For material noncompliance with the rental agreement that is curable, KRS 383.660(1) requires fourteen (14) days written notice specifying the breach and an opportunity to cure. In non-URLTA areas, termination of a week-to-week tenancy requires seven (7) days written notice and termination of a month-to-month tenancy requires thirty (30) days written notice per KRS 383.195 and related provisions. Notice must be delivered in person or by certified mail. Self-help evictions (changing locks, shutting off utilities, removing property) are prohibited and may subject the landlord to damages and penalties.
Notice Type Selection Guide
Use the table below to select the correct notice. Periods are calculated from the date the tenant receives the written notice. Retain proof of delivery in all cases.

URLTA Jurisdictions Note: In Louisville/Jefferson County and Lexington-Fayette Urban County (where KRS 383.500, 383.715 applies), the 14-day cure and 7-day pay periods under KRS 383.660 are controlling for covered tenancies. In all other Kentucky counties, common-law or non-URLTA rules govern. Verify applicability before service.
> Deadline computation: Notice periods begin the day after receipt. Do not count the day of service. If notice is mailed by certified mail, allow reasonable time for delivery but do not rely on mailing alone in all courts; personal delivery or posting (where permitted) plus proof is safest. Always serve all adult tenants and keep a copy., -

IMPORTANT LEGAL NOTICES AND WARNINGS
- Self-help evictions are illegal in Kentucky. A landlord may not change locks, shut off utilities, remove doors or windows, seize property, or use force to regain possession. Doing so may expose the landlord to actual damages, punitive damages, and attorney fees.
- This notice does not itself evict anyone. Only a court order obtained through a properly filed forcible detainer action can authorize removal of occupants or their property.
- If the tenant pays the full amount demanded in a pay-or-quit notice within the seven-day period, the default is cured for that notice (subject to any written agreement otherwise).
- If a tenant cures a curable lease violation within the fourteen-day period, the notice is nullified for that breach.
- Landlords must comply with the Kentucky Civil Rights Act (KRS Chapter 344) and the federal Fair Housing Act. Notices may not be used in a discriminatory manner.
- For tenancies in Louisville or Lexington where URLTA applies, additional tenant protections and exact procedures may differ slightly, confirm current local requirements.
- This template is provided for informational and workflow purposes. Laws and local court practices can change. Always verify current statutes and consult a Kentucky-licensed attorney for your specific situation before serving notice or filing suit., -
