This Kentucky Sublease Agreement is a subordinate lease between the original tenant (Sublessor) and a new occupant (Sublessee). RECITALS

1. Premises

2. Term

3. Rent

4. Late Fees and Returned Payments

5. Security Deposit

6. Landlord Consent, Required
6.1 Consent Required. Subletting requires the prior written consent of Landlord as provided in the Master Lease or by KRS Chapter 383. This Sublease is expressly contingent upon Landlord's written consent. Sublessor shall obtain and deliver to Sublessee a fully executed Landlord Consent in the form attached as Exhibit B (or such other form as Landlord requires) no later than [[Consent Deadline, e.g., 10 days after execution]].
6.2 No Consent Obtained. If Landlord's written consent is not obtained by the deadline, either party may terminate this Sublease by written notice. In that event, Sublessor shall refund all prepaid Sublease Rent and the security deposit to Sublessee within fourteen (14) days.
6.3 Effect of Consent. Landlord's consent to this Sublease does not release Sublessor from any duty or liability under the Master Lease. Landlord's consent to this Sublease is not consent to any further assignment or subletting., -
7. Incorporation of Master Lease; Sublessee Obligations
Sublessee agrees to be bound by and comply with all terms, conditions, rules, and obligations of the Master Lease as if Sublessee were the tenant named therein, except as expressly modified by this Sublease. Without limiting the foregoing, Sublessee shall:
1. Pay all Sublease Rent and other charges when due.
2. Use the Premises only as a private residence in compliance with all laws and the Master Lease.
3. Maintain the Premises in good condition, reasonable wear and tear excepted.
4. Not make alterations without prior written consent of Sublessor and Landlord.
5. Not assign this Sublease or further sublet the Premises.
6. Permit Sublessor and Landlord reasonable entry as provided in the Master Lease.
7. Comply with all notices and cure periods required by the Master Lease or law.
8. Surrender the Premises at the end of the Sublease Term in the condition required by the Master Lease.
A breach by Sublessee of any Master Lease obligation constitutes a breach of this Sublease., -
8. Occupants; Guests
The Premises shall be occupied only by Sublessee and: [[Authorized Additional Occupants or "No Additional Occupants"]].
A guest staying more than [[Guest Stay Limit Days]] consecutive days (or as limited by Master Lease) without Sublessor's and Landlord's prior written consent may be deemed an unauthorized occupant., -

Nothing in this Sublease releases Sublessor from that liability. Sublessor shall promptly pay any amounts due to Landlord and shall enforce Sublessee's obligations hereunder., -
10. Default and Remedies
Sublessee is in default if Sublessee fails to pay rent when due, breaches any term of this Sublease or the Master Lease, or fails to cure within any applicable cure period. Upon default, Sublessor may exercise all remedies available under the Master Lease and KRS Chapter 383, including termination, recovery of possession, damages, and costs. Sublessor shall also remain liable to Landlord for any resulting defaults under the Master Lease., -
11. Surrender; Move-Out
At the end of the Sublease Term, Sublessee shall:
1. Remove all personal property and return all keys, access devices, and remotes.
2. Leave the Premises clean and in the same condition as at the start of the Sublease (ordinary wear and tear excepted), consistent with the initial condition report attached or referenced in Exhibit A.
3. Provide Sublessor a written forwarding address.
4. Cooperate with any final inspection required by Sublessor or Landlord., -
12. Notices
All notices under this Sublease shall be in writing and delivered as provided in the Master Lease, or to the addresses set forth above (or such updated addresses as a party provides in writing)., -
13. Assignment; Further Subletting
Sublessee shall not assign this Sublease or sublet the Premises or any part thereof without the prior written consent of both Sublessor and Landlord., -
14. Liability; Indemnity
Sublessee assumes all risk of loss or damage to Sublessee's personal property. Sublessee shall indemnify and hold Sublessor and Landlord harmless from claims arising from Sublessee's use of the Premises or the acts or omissions of Sublessee, occupants, or guests, to the extent permitted by law., -
15. Governing Law
