Montana Notice to Vacate

This Notice to Vacate provides compliant forms for termination of a residential tenancy under the Montana Residential Landlord and Tenant Act. Montana does not impose just-cause eviction requirements, AB 1482-style restrictions, or mandatory relocation assistance for no-cause terminations.

Governing Statute: MCA §70-24-422 (noncompliance and termination); periodic tenancy termination generally follows MCA §70-24-441 and related provisions.

Standard Notice Periods (Montana):

• Landlord to tenant, no-cause, month-to-month: 30 days written notice.

• Tenant to landlord, no-cause, month-to-month: 30 days written notice.

• For cause (nonpayment): 3 business days pay-or-quit (see eviction notice for full pay-or-quit form).

• For cause (lease violation): 14 days cure-or-quit.
