ARTICLE II - TERM AND CONSENT
4. Sublease Term

The Sublease Term shall not extend beyond the expiration or earlier termination of the Master Lease. If the Master Lease expires or is terminated for any reason before the Sublease End Date, this Sublease shall automatically terminate on the same date, and Sublessee shall surrender possession immediately.

ARTICLE III - RENT AND FINANCIAL OBLIGATIONS
6. Rent

Sublessor remains solely responsible for paying all rent and other charges due to Landlord under the Master Lease on time. Sublessee's payment to Sublessor does not relieve Sublessor of any obligation to Landlord.

7. Security Deposit from Sublessee

16. Insurance

ARTICLE VI - SURRENDER AND MISCELLANEOUS
18. Surrender of Premises
At the end of the Sublease Term or upon earlier termination, Sublessee shall:
1. Remove all personal property and debris.
2. Return all keys, access devices, and remotes to Sublessor.
3. Leave the Premises in the same condition as received, reasonable wear and tear excepted, and in compliance with the Master Lease surrender requirements.
4. Provide a written forwarding address to Sublessor for deposit accounting.
19. Notices
All notices under this Sublease shall be in writing and delivered to the addresses below or such other address as a party designates in writing.
