OHIO SUBLEASE AGREEMENT
This Sublease Agreement ("Sublease") is entered into as of [[Sublease Execution Date]] by and between:

ARTICLE I - PARTIES, PREMISES, AND MASTER LEASE
1. Identification of Parties
Sublessor is the tenant named in the Master Lease and, as between Sublessor and Landlord, retains all obligations thereunder. Sublessee is the individual(s) identified above who will occupy the Premises as a residential sublessee during the Sublease Term. If more than one person constitutes Sublessee, their obligations under this Sublease are joint and several.
2. Master Lease Reference; Attachment
This Sublease is in all respects subject and subordinate to the Master Lease. A true and complete copy of the Master Lease, including all addenda, exhibits, and amendments, is attached hereto as Exhibit A and incorporated herein by reference. Sublessee acknowledges receipt and review of the Master Lease. Sublessor represents and warrants that (a) the Master Lease is currently in full force and effect; (b) Sublessor is not in default under the Master Lease as of the Sublease Execution Date; and (c) Sublessor has not received any uncured notice of default from Landlord.
3. Premises
Sublessor subleases to Sublessee the residential dwelling unit located at [[Property Address, City, Ohio, ZIP Code]] (the "Premises"), together with the following included areas: [[Parking Space(s), Storage, and Other Included Areas, or "None"]]. ARTICLE II - TERM AND POSSESSION
4. Sublease Term

ARTICLE III - LANDLORD CONSENT
6. Landlord Consent - Condition Precedent
This Sublease is expressly contingent upon obtaining Landlord's prior written consent where required by the Master Lease. Ohio does not have a statewide statute expressly authorizing or prohibiting subleasing. Enforceability depends entirely on the terms of the Master Lease. Written consent of the Landlord is typically required. ARTICLE IV - RENT AND PAYMENT
8. Sublease Rent; Due Date; Payment Method

10. Late Charges; Returned Payments
If Sublessee fails to pay Sublease Rent within [[Grace Period, e.g., 5]] days after the due date, Sublessee shall pay a late charge of [[Late Fee Amount or "as provided in Master Lease"]]. Ohio law does not impose a specific statutory cap on late fees beyond general reasonableness standards; however, any late fee must be reasonable. ARTICLE V - SECURITY DEPOSIT
11. Security Deposit; Amount

16. Maintenance and Repairs
Sublessee shall keep the Premises in a clean, sanitary, and safe condition. Sublessee shall be responsible for all repairs and maintenance caused by Sublessee's misuse, neglect, or failure to comply with this Sublease or the Master Lease. Sublessor shall be responsible for repairs required under the Master Lease to the extent not caused by Sublessee.
17. Utilities and Services

ARTICLE IX - DEFAULT; REMEDIES; TERMINATION
20. Events of Default
Sublessee shall be in default if Sublessee: (a) fails to pay rent when due; (b) violates any term of this Sublease or the Master Lease and fails to cure within any applicable cure period; (c) abandons the Premises; or (d) provides false information.
21. Remedies
Upon default, Sublessor may pursue all remedies available under the Master Lease, this Sublease, and Ohio law, including termination of this Sublease, recovery of possession, and recovery of damages, unpaid rent, and costs. Sublessor shall not engage in self-help eviction methods prohibited by Ohio law.
22. Holding Over
If Sublessee remains in possession after the Expiration Date without Sublessor's written consent, Sublessee shall pay holdover rent of [[Holdover Rent Multiplier, e.g., 150% of monthly Sublease Rent]] and Sublessor may pursue eviction and damages.
23. Termination

30. Counterparts; Electronic Signatures
This Sublease may be executed in counterparts and by electronic signature, each of which shall be deemed an original.
