1. Reference to Master Lease

2. Premises

3. Term of Sublease

4. Rent and Other Charges

At move-out, Sublessee shall complete a move-out inspection with Sublessor using the same or similar checklist as used under the Master Lease.
6. Use of Premises
Sublessee shall use the Premises only as a private residence and for no other purpose. Sublessee shall comply with all terms of the Master Lease regarding use, conduct, guests, pets, smoking, parking, noise, and prohibited activities, as if Sublessee were the original tenant thereunder.
Sublessee shall not engage in any activity that would constitute a default under the Master Lease.
7. Occupants, Guests, and Assignments
Only Sublessee and the following authorized occupants may reside at the Premises:

Sublessee shall not permit additional occupants or long-term guests without prior written consent of both Sublessor and Landlord (if required by Master Lease).
Sublessee shall not assign this Sublease or further sublet the Premises without the prior written consent of Sublessor and Landlord.
8. Maintenance, Repairs, and Condition
Sublessee shall maintain the Premises in the same manner and to the same standard required of Sublessor under the Master Lease. Sublessee shall promptly notify Sublessor of any needed repairs, damage, or conditions requiring attention.
Sublessor shall remain responsible to Landlord for all maintenance and repair obligations under the Master Lease. Sublessee's obligations run to Sublessor; Sublessee has no direct contractual relationship with Landlord unless otherwise provided.
At the end of the Sublease, Sublessee shall return the Premises in the same condition as received, reasonable wear and tear excepted, broom clean, with all personal property removed.
9. Landlord's Right of Entry; Sublessor's Access
Sublessee agrees that Landlord and Sublessor (or their agents) may enter the Premises upon the notice and for the purposes permitted under the Master Lease (generally 24 hours' written notice except in emergencies). Sublessee shall not unreasonably withhold consent.
10. Insurance
Sublessee is strongly encouraged (and may be required by Master Lease) to maintain renter's insurance covering personal property and liability. Sublessee's insurance shall not relieve Sublessor of any obligations.
11. Default by Sublessee
Sublessee shall be in default if Sublessee:
1. Fails to pay rent or other amounts when due.
2. Violates any term of this Sublease or the Master Lease.
3. Abandons the Premises.
4. Engages in illegal activity or creates a nuisance.
Upon default, Sublessor may exercise all remedies available under the Master Lease and Oklahoma law, including termination of this Sublease, recovery of possession, and recovery of damages, unpaid rent, and costs. Sublessor shall provide Sublessee any notices required by the Master Lease or law before pursuing eviction.
Sublessee remains liable for all Rent and damages through the end of the Sublease term or until the Premises are re-subleased, subject to Sublessor's duty to mitigate if required by law.
12. Liability of Sublessor to Landlord
Critical Provision: Notwithstanding this Sublease, Sublessor remains fully and primarily liable to Landlord for all obligations under the Master Lease, including but not limited to:
- Payment of all Rent, late fees, and other charges when due.
- Repair of any damage to the Premises caused by Sublessee, Sublessee's guests, or pets.
- Compliance with all covenants and conditions of the Master Lease.
- Return of the Premises at the end of the Master Lease term in the required condition.
Landlord may pursue Sublessor directly for any default under the Master Lease, regardless of Sublessee's performance or non-performance. Sublessor may then seek reimbursement from Sublessee under this Sublease.
Sublessee acquires only the rights that Sublessor holds under the Master Lease and no greater rights or estate.
13. Landlord Consent
Sublessor represents and warrants that:

15. Notices
All notices under this Sublease shall be in writing and delivered in the manner required by the Master Lease to the addresses above or to such other addresses as the parties designate. Notice to Sublessor shall also be provided to Landlord as required by the Master Lease.
16. Governing Law and Miscellaneous
This Sublease shall be governed by the laws of the State of Oklahoma. The Master Lease terms control to the extent not inconsistent herewith.
If any provision of this Sublease is held invalid, the remainder shall continue in full force.
This Sublease, together with the Master Lease and exhibits, constitutes the entire agreement between Sublessor and Sublessee. It may be amended only by written instrument signed by Sublessor and Sublessee (and Landlord where consent is required).
