1. Recitals and Reference to Master Lease
Sublessor is the tenant under that certain Residential Lease Agreement dated [[Master Lease Date]] (the "Master Lease") between Sublessor and [[Master Landlord Full Legal Name(s)]] ("Landlord" or "Master Landlord") for the residential premises located at [[Master Lease Property Full Address]], [[City]], Pennsylvania [[ZIP Code]] (the "Premises").

2. Subleased Premises
Sublessor hereby subleases to Sublessee, and Sublessee hereby subleases from Sublessor, the following described portion of the Premises:

The Subleased Premises include the non-exclusive right to use all common areas, facilities, and appurtenances that Sublessor is entitled to use under the Master Lease, subject to the same rules, regulations, and restrictions that apply to Sublessor.
3. Landlord Consent Requirement
Pursuant to the Pennsylvania Landlord and Tenant Act of 1951 (68 P.S. § 250.101 et seq.) and the terms of the Master Lease, subletting the Premises or any portion thereof requires the prior written consent of Landlord unless the Master Lease expressly permits subletting without such consent.
Sublessor represents and warrants to Sublessee that:

Sublessee acknowledges that Sublessee acquires no greater rights under this Sublease than Sublessor possesses under the Master Lease, and that Sublessee's rights are subject and subordinate to all terms of the Master Lease.
4. Term of Sublease
The term of this Sublease shall begin on [[Sublease Start Date]] and shall end on [[Sublease End Date]] (the "Sublease Term"), unless sooner terminated in accordance with the terms hereof or the Master Lease.
The Sublease Term shall in no event extend beyond the remaining term of the Master Lease. If the Master Lease is terminated for any reason, this Sublease shall automatically terminate on the same date without further liability to Landlord, except for obligations that have already accrued.
Sublessee shall have no right to hold over or remain in possession after the expiration or termination of the Sublease Term without the prior written consent of both Sublessor and Landlord. Any unauthorized holdover shall be treated as a default under both this Sublease and the Master Lease.
5. Rent and Payment Terms

6. Security Deposit

The security deposit paid by Sublessee to Sublessor is a private contractual arrangement between Sublessor and Sublessee. Landlord has no obligation to Sublessee with respect to this deposit. 7. Incorporation of Master Lease Terms
All terms, conditions, covenants, rules, regulations, and obligations contained in the Master Lease are hereby incorporated by reference into this Sublease and made binding upon Sublessee as if Sublessee were the original tenant under the Master Lease, except as expressly modified by the terms of this Sublease.
Without limiting the foregoing, Sublessee agrees to comply fully with all provisions of the Master Lease, including but not limited to:
1. Use of the Premises only for residential purposes and in compliance with all laws, ordinances, and HOA/condo rules.
2. Quiet enjoyment obligations and prohibition on creating nuisances or disturbing other residents.
3. Maintenance, repair, and upkeep responsibilities to the extent they apply to occupants (Sublessee shall be responsible for damage caused by Sublessee, guests, or pets beyond ordinary wear and tear).
4. Pet, smoking, guest, parking, and storage rules and restrictions.
5. Insurance requirements, if any, set forth in the Master Lease.
6. Entry and notice requirements of Landlord and Sublessor.
7. Prohibition on assignment or further subletting without prior written consent of both Sublessor and Landlord.
Sublessee shall not commit any act or omission that would constitute a default or breach under the Master Lease.
8. Sublessor's Continuing Full Liability to Landlord
Sublessor remains fully, primarily, and directly liable to Landlord for the performance of all obligations under the Master Lease, including without limitation the timely payment of all rent, performance of all covenants, and liability for any damages, costs, or expenses arising from any breach of the Master Lease, whether caused by Sublessee or otherwise.
Sublessee's performance under this Sublease, or any payments made by Sublessee, shall not relieve Sublessor of any liability to Landlord. In the event of a default by Sublessee, Sublessor may pursue all available remedies against Sublessee under this Sublease while remaining fully responsible to Landlord under the Master Lease.
Landlord's consent to this Sublease (if obtained) does not release Sublessor from any obligations under the Master Lease.
9. Default and Remedies
If Sublessee fails to pay Sublease Rent when due, violates any term of this Sublease or the incorporated Master Lease provisions, abandons the Premises, or otherwise defaults, Sublessor may, after providing any notices required by the Master Lease or Pennsylvania law:
1. Terminate this Sublease and regain possession of the Subleased Premises.
2. Recover all unpaid Sublease Rent, additional charges, and damages caused by the default.
3. Pursue any other remedies available under the Master Lease, this Sublease, or Pennsylvania law, including recovery of reasonable attorneys' fees and costs where permitted.
Sublessor shall provide Sublessee with copies of any notices given to Landlord that relate to Sublessee's occupancy.
10. Condition of Premises; Move-In / Move-Out; Surrender
Sublessee accepts the Subleased Premises in its present "as-is" condition as of the Sublease Start Date, except as otherwise noted in the attached Move-In / Move-Out Inspection Checklist (Exhibit C).
At the end of the Sublease Term, Sublessee shall:
1. Remove all personal property and debris.
2. Return the Subleased Premises broom-clean and in the same condition as received, ordinary wear and tear excepted.
3. Return all keys, access devices, garage openers, and remotes to Sublessor.
4. Provide Sublessor with a written forwarding address.
Sublessee shall be responsible to Sublessor for any damage to the Premises beyond ordinary wear and tear or any condition that causes Sublessor to incur liability, expense, or loss of deposit under the Master Lease.
11. Access, Entry, and Inspections
Sublessor and Landlord (with reasonable coordination through Sublessor) may enter the Subleased Premises in accordance with the notice requirements and exceptions set forth in the Master Lease and applicable Pennsylvania law (generally reasonable notice except in cases of emergency, abandonment, or tenant consent).
Sublessee shall not unreasonably withhold consent to entry for lawful purposes such as inspections, repairs, showings to prospective tenants or purchasers, or compliance with legal requirements.
12. Insurance, Liability, and Indemnification
Sublessee shall maintain renter's insurance with personal liability coverage of at least $[[Minimum Renter's Liability Coverage - e.g. 300000]] (or such higher amount as may be required by the Master Lease) throughout the Sublease Term and shall provide proof of coverage to Sublessor upon request.

13. Lead-Based Paint Disclosure (Pre-1978 Housing)
If the Premises were built before 1978, federal law requires disclosure of known lead-based paint and/or lead-based paint hazards. Sublessor has provided (or will provide prior to Sublessee taking possession) the required EPA pamphlet and any known lead information as required by 42 U.S.C. § 4852d. Sublessee acknowledges receipt of such disclosure if applicable.

14. No Third-Party Beneficiary; Relationship of Parties

15. Notices
All notices required or permitted under this Sublease shall be in writing and shall be deemed given when delivered personally, sent by certified mail (return receipt requested), or sent by overnight courier to the addresses below or to such other address as a party may designate in writing.
