Rhode Island Residential Lease Agreement
This Residential Lease Agreement (the "Lease") is entered into on [[Lease Date]] by and between:

Landlord leases to Tenant, and Tenant leases from Landlord, the Premises on the terms set forth below. This Lease is governed by the Rhode Island Residential Landlord and Tenant Act, R.I. Gen. Laws §§ 34-18-1 et seq., -
1. Term

2. Rent

4. Security Deposit

Landlord may also require a separate furniture security deposit of up to one month's rent if the Premises are furnished and the furniture replacement value is at least $5,000.

- Unpaid rent
- Reasonable costs to repair damage to the Premises beyond ordinary wear and tear
- Cleaning costs to return the Premises to move-in condition (excluding ordinary wear)
Landlord shall not require the deposit to be applied as last month's rent.
Within twenty (20) days after the later of (a) termination of the tenancy, (b) delivery of possession, or (c) Tenant's provision of a forwarding address, Landlord shall either return the deposit in full or deliver an itemized written statement of any deductions together with the remaining balance. Failure by Landlord to comply may result in liability for twice the amount wrongfully withheld plus costs and reasonable attorney's fees (R.I. Gen. Laws § 34-18-19).
Tenant shall provide a written forwarding address upon vacating., -
5. Utilities and Services

- Keep structural components, roof, exterior, plumbing, electrical, and heating systems in good repair
- Maintain supplied appliances in working order
- Comply with the implied warranty of habitability

11. Maintenance and Repairs, Tenant's Obligations
Tenant shall:
1. Keep the Premises clean, sanitary, and safe.
2. Properly use and operate all electrical, plumbing, heating, and appliances.
3. Dispose of all trash and recyclables in provided receptacles.
4. Replace light bulbs, HVAC filters, and smoke/CO detector batteries as needed.
5. Promptly notify Landlord in writing of any defect, dangerous condition, or needed repair.
6. Pay for repairs of damage caused by Tenant's negligence or misuse or that of Tenant's guests or pets., -
12. Landlord's Right of Entry
Landlord may enter the Premises:
- In case of emergency without notice
- To make repairs or improvements, supply services, or show the Premises to prospective tenants, buyers, lenders, or contractors, upon at least twenty-four (24) hours' reasonable notice during normal business hours, except in case of emergency or with Tenant's consent (R.I. Gen. Laws § 34-18-26 and related provisions).
Tenant shall not unreasonably withhold consent., -
13. Alterations and Improvements
Tenant shall not make alterations, additions, or improvements, paint, or install fixtures, antennas, or locks without Landlord's prior written consent. Any approved alterations become Landlord's property upon termination unless otherwise agreed in writing. Tenant shall not change locks without providing Landlord a key., -
14. Insurance
Tenant is strongly encouraged (and may be required) to obtain renter's insurance with personal liability coverage of at least $[[Minimum Liability Coverage]] and personal property coverage. 15. Assignment and Subletting

17. Holdover
