1. Premises

2. Term

Tenant shall keep the Premises clean and sanitary, properly use all systems and appliances, replace filters and bulbs as needed, and promptly notify Landlord of needed repairs. Tenant shall pay for damage caused by Tenant's misuse or neglect or that of guests.
11. Landlord's Right of Entry
Landlord may enter the Premises to inspect, make repairs, show to prospective tenants or purchasers, or supply services upon reasonable notice. Twenty-four (24) hours' written notice is customary in West Virginia practice; no statutory minimum is prescribed by the task legal spec, but notice should be reasonable. Entry without notice is permitted in case of emergency or with Tenant consent.
12. Assignment and Subletting
