Wisconsin Sublease Agreement

This Sublease Agreement (the "Sublease") is made on [[Sublease Date]] by and between [[Sublessor Full Name(s)]] ("Sublessor") and [[Subtenant Full Name(s)]] ("Subtenant"). Sublessor and Subtenant agree as follows.

1. Master Lease Reference This Sublease is subject to and incorporates by reference the Residential Lease Agreement dated [[Master Lease Date]] (the "Master Lease") between Sublessor (as tenant) and [[Master Landlord Full Name or "the Landlord named in the Master Lease"]] ("Master Landlord") for the premises at [[Master Lease Property Full Address, City, Wisconsin ZIP Code]] (the "Premises").

A true and complete copy of the Master Lease (including all addenda, rules, and exhibits) is attached as Exhibit A and forms a part of this Sublease. Subtenant acknowledges receipt of the Master Lease.

2. Premises Sublessor subleases to Subtenant the Premises described in the Master Lease, including any assigned parking, storage, and furnishings listed in the Master Lease or as follows: [[Additional Description or "Same as Master Lease"]].

The Premises shall be used solely as a private residence by Subtenant and the permitted occupants listed in Section 4.

3. Term The term of this Sublease begins on [[Sublease Start Date]] and ends on [[Sublease End Date]], provided that the Sublease term shall in no event extend beyond the remaining term of the Master Lease (which ends on [[Master Lease Expiration Date]]).

If the Master Lease is terminated for any reason, this Sublease shall automatically terminate on the same date without further notice, and Sublessor shall have no further liability to Subtenant except for return of any prepaid amounts not yet earned.

4. Occupants The Premises shall be occupied only by Subtenant and: [[Permitted Additional Occupants or "None"]].

5. Rent and Payment Subtenant shall pay monthly rent of [[Sublease Monthly Rent Amount]] to Sublessor, due on the [[Due Day]] of each month.

Subtenant shall pay rent by [[Payment Method]] to [[Sublessor Payment Address or Account Details]].

The full rent due under the Master Lease remains the obligation of Sublessor. Sublessor remains responsible to Master Landlord for all rent and other charges under the Master Lease.

6. Security Deposit Subtenant shall pay a security deposit of [[Sublease Security Deposit Amount]] to Sublessor upon execution of this Sublease.

Sublessor shall hold and return the deposit in accordance with the Master Lease and ATCP 134.06. The deposit may be applied to Subtenant's obligations under this Sublease. Upon termination of the Sublease, Sublessor shall account for the deposit and return any balance (less lawful deductions) within the time required by the Master Lease or ATCP 134.06, whichever is shorter.

Sublessor's security deposit with Master Landlord is not affected by this Sublease. Subtenant has no claim against Master Landlord's deposit.

7. Landlord Consent Landlord Consent Requirement (Wis. Stat. § 704.09): Subletting is not permitted without the prior written consent of Master Landlord unless the Master Lease expressly permits subletting without consent.

Sublessor represents that all conditions for consent under the Master Lease have been satisfied. Subtenant acknowledges that this Sublease is conditional upon any required consent remaining in effect.

8. Incorporation of Master Lease Terms Subtenant agrees to be bound by and to comply with all terms and conditions of the Master Lease as if Subtenant were the original tenant thereunder, except as expressly modified by this Sublease.

Without limiting the foregoing, Subtenant agrees to comply with:
- All rent, payment, and late fee provisions (as modified by rent amount above).
- All maintenance, repair, and care obligations.
- All use, conduct, pet, smoking, parking, guest, and rule provisions.
- All entry, notice, and access provisions.
- All insurance, liability, and indemnity provisions.
- All termination, default, and holdover provisions.
- All disclosure and lead-paint obligations (to the extent applicable).

9. Sublessor's Continuing Liability Sublessor remains fully liable to Master Landlord for performance of all obligations under the Master Lease, including payment of rent, maintenance, and compliance with all terms. Nothing in this Sublease releases Sublessor from liability to Master Landlord.

Sublessor shall indemnify and hold Subtenant harmless from any claims by Master Landlord arising from Sublessor's default under the Master Lease, except to the extent caused by Subtenant's breach of this Sublease.

10. Default and Remedies If Subtenant breaches this Sublease or the incorporated Master Lease terms, Sublessor may exercise all remedies available under the Master Lease and Wisconsin law, including service of appropriate notices under Wis. Stat. § 704.17 and pursuit of eviction.

Sublessor may recover from Subtenant all amounts Sublessor is required to pay to Master Landlord as a result of Subtenant's default, plus Sublessor's actual damages, costs, and reasonable attorneys' fees.

11. Assignment by Subtenant Subtenant shall not assign this Sublease or further sublet the Premises without the prior written consent of both Sublessor and Master Landlord (if required under the Master Lease).

12. Alterations; Improvements Subtenant shall not make alterations or improvements without prior written consent from Sublessor and Master Landlord (as required by the Master Lease).

13. Utilities and Services Subtenant shall be responsible for [[Subtenant-Paid Utilities per this Sublease or Master Lease]]. Sublessor remains responsible for utilities that are Sublessor's responsibility under the Master Lease.

14. Entry by Sublessor and Master Landlord Sublessor and Master Landlord (and their agents) retain all rights of entry under the Master Lease and Wisconsin law. Subtenant shall provide access upon proper notice.

15. Surrender At the end of the Sublease term, Subtenant shall surrender the Premises in the condition required by the Master Lease (reasonable wear and tear excepted), remove all personal property, return all keys and access devices to Sublessor, and provide a forwarding address.

16. Notices Notices between Sublessor and Subtenant shall be given as provided in the Master Lease or by the methods in Wis. Stat. § 704.21. Notices to Master Landlord shall be given through Sublessor or as otherwise required.

17. Indemnification Subtenant shall indemnify and hold Sublessor and Master Landlord harmless from and against any claims, damages, or liabilities arising from Subtenant's use of the Premises or breach of this Sublease or the Master Lease.

18. Insurance Subtenant shall maintain renter's insurance with liability limits of at least [[Minimum Liability Amount]] and shall name Sublessor as an additional insured or interested party as required by the Master Lease. Proof shall be provided on request.

19. Governing Law This Sublease is governed by the laws of the State of Wisconsin and the terms of the Master Lease.

20. Entire Agreement This Sublease, together with the Master Lease (Exhibit A), the Landlord Consent (Exhibit B if attached), and any other exhibits, constitutes the entire agreement between Sublessor and Subtenant. It supersedes all prior negotiations. Amendments must be in writing signed by both parties.

21. Severability If any provision is held invalid, the remainder remains in effect.

22. Counterparts; Electronic Signatures This Sublease may be executed in counterparts and by electronic signature.
