Wyoming Residential Lease Agreement
This Residential Lease Agreement (the "Agreement") is entered into as of [[Agreement Date]] by and between [[Landlord Full Name]] ("Landlord"), whose address for notices is [[Landlord Notice Address]], and [[Tenant Full Name(s)]] (jointly and severally, "Tenant"). Landlord leases to Tenant, and Tenant leases from Landlord, the residential premises described below on the terms set forth herein.
1. Premises
The leased premises are the residential dwelling unit located at [[Property Full Address, City, Wyoming ZIP]] (the "Premises"), together with any assigned parking, storage, or appurtenances listed in Exhibit A. The Premises shall be used solely as a private residence for Tenant and the authorized occupants listed in Section 8.
2. Term
The initial term of this Agreement is [[Lease Term Length, e.g., twelve (12) months]], beginning on [[Lease Start Date]] and ending on [[Lease End Date]] (the "Initial Term"). Upon expiration, if Landlord accepts rent without a new written agreement, the tenancy shall convert to month-to-month on the same terms, terminable by either party on proper written notice as provided by the lease or Wyoming law.
3. Rent
Tenant shall pay monthly rent of $[[Monthly Rent Amount]], due in advance on the [[Rent Due Day, e.g., 1st]] day of each month. 4. Late Fees and Returned Payments

5. Security Deposit

Stat. §§ 1-21-1207 through 1-21-1210) imposes no statutory cap on the amount of a security deposit. The lease must state whether any portion is nonrefundable, and written notice of nonrefundable status must be provided at collection if applicable.
The deposit secures performance and may be applied to: (a) unpaid rent; (b) damage beyond reasonable wear and tear; (c) cleaning costs; and (d) other amounts permitted by the lease or law. Within thirty (30) days after termination of the tenancy and Tenant's vacating and return of keys, Landlord shall return the deposit or provide an itemized written statement of deductions together with supporting receipts or invoices for amounts over $125 (or as otherwise required). Tenant must provide a forwarding address within thirty (30) days of termination. Failure to comply may entitle Tenant to recovery of the deposit plus damages as provided by statute.
Tenant may not apply the deposit as last month's rent without Landlord's prior written consent. No interest is required on the deposit under Wyoming law unless agreed in writing.
6. Utilities and Services
Tenant shall be responsible for and shall place in Tenant's name: [[Tenant-Paid Utilities, e.g. electricity, gas, water, sewer, trash, internet]]. 7. Occupants

8. Use of Premises; Compliance
Tenant shall use the Premises only as a private residence, shall comply with all laws and the Rules attached as Exhibit B, shall not create a nuisance or interfere with the rights of neighbors or other tenants, and shall not engage in any illegal activity on or about the Premises.
9. Pets
Pets: [[Pet Policy, e.g. No pets without prior written consent and pet deposit / fee of $[[Pet Deposit Amount]]]]. Assistance animals required by law are permitted with proper documentation. Tenant is liable for all damage caused by any animal.
10. Smoking
Smoking policy: [[Smoking Policy, e.g. No smoking of any kind inside the Premises or within 25 feet of entrances]]. Tenant is responsible for remediation of smoke damage or odor.
11. Maintenance, Landlord
Landlord shall maintain the Premises in a habitable condition as required by Wyo. Stat. § 1-21-1203 and applicable codes, including structural components, plumbing, electrical, heating, and supplied appliances in good working order.
12. Maintenance, Tenant
Tenant shall keep the Premises clean, sanitary, and safe; properly use all systems and appliances; promptly notify Landlord of needed repairs; replace consumables such as light bulbs and HVAC filters; and be responsible for damage caused by Tenant's misuse or neglect beyond ordinary wear and tear.
13. Entry by Landlord
Landlord may enter the Premises at reasonable times with at least twenty-four (24) hours' notice (except in emergency) to inspect, repair, show to prospective tenants or buyers, or as otherwise permitted by law or the lease.
14. Default and Remedies
Tenant is in default if Tenant fails to pay rent when due, violates any material term of this Agreement, or abandons the Premises. Upon default, Landlord may serve any notice required by law (including 3-day notices under Wyo. Stat. § 1-21-1002) and pursue all remedies, including termination, recovery of possession through court process, unpaid rent, and damages. Self-help eviction is prohibited.
15. Holdover
If Tenant remains after the term without written consent, Tenant shall pay holdover rent of [[Holdover Rate, e.g. 150% of daily rent]] per day and shall be liable for all resulting damages. The tenancy does not automatically renew.
16. Surrender
At the end of the tenancy, Tenant shall remove all personal property, return all keys and access devices, leave the Premises clean and in good condition (ordinary wear and tear excepted), and provide a forwarding address.
17. Lead-Based Paint Disclosure (Pre-1978 Dwellings)
If the Premises was built before 1978, federal law requires disclosure of known lead-based paint hazards and provision of the EPA pamphlet "Protect Your Family From Lead in Your Home." Landlord has disclosed any known lead hazards: [[Known Lead Hazards or "None known"]]. Tenant acknowledges receipt of the required pamphlet and disclosure form (Exhibit C if attached).
18. Security Deposit Return Timeline
Per Wyo. Stat. § 1-21-1208, Landlord shall return the security deposit or provide an itemized statement of deductions within thirty (30) days after the termination of the rental agreement and Tenant's vacating of the Premises.
19. Governing Law
This Agreement is governed by the laws of the State of Wyoming. The Residential Rental Property provisions (Wyo. Stat. §§ 1-21-1201 et seq.) and forcible entry and detainer statutes apply.
20. Notices
Notices shall be in writing and delivered personally, by certified mail, or by other method permitted by the lease to the addresses above or such other address as a party designates in writing.
21. Entire Agreement; Severability
This Agreement, with exhibits, is the entire agreement. If any provision is invalid, the remainder remains in force. Amendments must be in writing signed by both parties.
22. Joint and Several Liability; Attorneys' Fees
Each Tenant is jointly and severally liable. In any action to enforce this Agreement, the prevailing party may recover reasonable attorneys' fees and costs as permitted by law.
23. Indemnification
Tenant shall indemnify and hold Landlord harmless from claims arising from Tenant's use of the Premises or acts of Tenant, occupants, or guests, except to the extent caused by Landlord's negligence or willful misconduct.
24. Assignment and Subletting
Tenant shall not assign this Agreement or sublet the Premises or any part thereof without Landlord's prior written consent, which may be withheld in Landlord's sole discretion.
25. Waiver of Jury Trial and Notice
To the extent permitted by law, the parties waive trial by jury in any dispute arising under this Agreement.
26. Time of Essence
Time is of the essence with respect to all obligations of the parties under this Agreement.
